appointed to the panels of several of the leading high street lenders.
Mortgage valuations are carried out in accordance with the Guidance Notes
for Valuers laid down by the RICS, i.e. in accordance with the RICS Appraisal
and Valuation Manual (Red Book) for the valuation and inspection of residential
property for mortgage purposes on behalf of building societies, banks and
other lenders. These guidance notes are those drawn up in consultation
with the Council of Mortgage Lenders, subject of course to any variations
specified and required by the lender on the issue of instructions.
The firm has long experience of carrying out mortgage valuations, and we offer
inspections carried out by Chartered Surveyors, with a prompt service. Reports
are returned by fax and post.
The firm consists of a team of mortgage surveyors, providing continuity, and
the firm offers a service over a large valuation area, including central and
north London and south west and west London postal districts and bordering
areas. The firm operates from commercial premises.
BANK VALUATION SERVICE, INDEPENDENT VALUATIONS AND PROBATE VALUATIONS
Full bank valuation
services provided for loan/asset valuation security purposes. A written report
is provided with a site location plan and photograph. Usually the report is
carried out within two days and the report is sent by fax and post, so ensuring
that the bank can make a quick response to their customer.
The valuation is carried out by us as qualified valuers in accordance with
the Practice Statements in the Appraisal and Valuation Manual as issued by
the Royal Institution of Chartered Surveyors except where varied and specifically
indicated.
Independent valuations may also be required, for example where two or more
parties require an independent report of the open market value of a property
for a joint ownership or in divorce and matrimonial matters, or relocation
purposes, or where an Inheritance Tax or Capital Gains Tax liability may arise,
negotiations may be undertaken with the District Valuer.
Bank valuations for residential mortgages are carried out in accordance with
the RICS valuation guidelines, i.e. in accordance with the RICS Appraisal
and Valuation Manual (Red Book).
The range of purposes for which a valuation may be required is substantial,
and includes sale, purchase, letting, obtaining finance, accounting, rating,
compulsory purchase and tax reasons.
The interest to be valued may be freehold or leasehold, it may be subject
to restrictive covenants or planning restrictions, or it is pertinent to note
that where it may appear to a client that there are relatively minor variations
in lease terms, these can considerably alter the valuation.
Valuations may be required for Open Market Value or fire insurance reinstatement
purposes, as well as for tax purposes or Open Market Value probate valuation
purposes. Agreement reached where required with the District Valuer. Also historic 1982 valuations for Capital Transfer purposes.

VALUATIONS FOR PROPERTIES IN SELF-INVESTED PENSION FUNDS (SIPPS)
Where companies purchase freeholds or long leasehold properties for their own occupation, a tax efficient way of purchase is via a self-invested pension fund.
On this basis the mortgage repayments and interest above any loan go in a tax efficient way into a pension fund which can build up over the term of the loan. In order to set up a self-invested fund (SIPPS) a valuation of the capital value and the rental value is required bu your accountants for revenue purposes.
As an independent surveyor we are qualified to carry these valuations out which we have done for a number of small and large companies in south-west London.
